About real estate

This duplex in Zell am See is your ideal second home in the heart of the breathtaking Alps. The premium penthouse from TUSECA offers peace and quiet – at your disposal is a spacious living area stretching across the second and third floor of this three-story villa. Within walking distance of the property are not only shops and cafes but also a cable car and a grass beach next to a lake that boasts some of the clearest water in Europe.

The entrance hall leads you into a generous living room with a sitting area, fireplace, and dining area set in a glass conservatory. A luxuriously equipped kitchen with a built-in wine cellar forms an integral part of the room. The interior combines the spirit of a mountain chalet and timeless design, which has been infused into the choice of natural materials used – wood and stone.

The second floor is dominated by a large bedroom set in an alcove with glass walls and a ceiling offering panoramic views of the Alps. The mountain massif also frames the view from the roof terrace, which is directly connected to the sauna and the second of the three bedrooms. Naturally, the private residence includes a garage parking space with an electric charger and an additional parking space for guests in front of the penthouse.

Location

Zell am See, Austria

Availability

Zell am See lies approximately 100 kilometers south of Salzburg, from which it is largely accessible via the A10 motorway. In contrast, most of the transit traffic from the town is diverted to the Schmitten Tunnel. A railway line crosses the valley. The narrow-gauge railway to the Krimmel Falls is popular. Not far from Lake Zell is also the humble LOWZ airport, very popular with sport pilots and glider fans.

Culture

The beautiful old town allures with its quiet pedestrian zone, where you will find a great variety of stores, pleasant pubs, and cozy cafes. The oldest building in town is the Vogtturm tower from the 10th century. The region offers a varied program of leisure and après ski entertainment - from summer concerts and mountain festivals to a laser show that regularly illuminates the surface of Lake Zell.

Experiences

For decades, the lakeside town has been associated with the Porsche family. The founder Ferdinand Porsche is buried here and in his honour, the International Porsche Days are held here every summer, and the GP Ice Race every winter. In neighboring Kaprun, the Tauern Spa, the second-largest resort of its kind in Austria, opened in 2010. The World Cup downhill skiing at the Hahnenkamm in the nearby ski resort of Kitzbühel is also a great experience.

The ideal form of ownership

We have created a safe and functional model with clear rules, in which you can get a 1/8 share (maximum 1/2) of selected real estate at an affordable price, which you can then use as a co-owner according to your needs at least 6 weeks a year. You can easily sell your share at any time. You don't have to own the whole house to spend a few weeks a year in it.

Favorable shared costs

The costs of maintenance and property management, as well as energy, are a very crucial aspect in owning a recreational property. In the Tuseca model, these costs are fairly distributed among the 8 co-owners, and therefore the cost of owning such a property is much lower than usual for each owner. Consumption and energy during the stay is, according to online measurements, accurately charged to each of the co-owners who are currently using the property.
